2 BEDR GRANNY FLAT Light bright and clean.

Hello I am Beryl, a Christian single lady in late 50s and an Education Assistant. I am seeking a devoted, practicing christian for my Granny flat. or Christian couple. Thats coz I know you will have good values, but also I like the idea to share my faith, eg talk about bible sometimes and pray for you.
Granny flat is located about 10m behind my house. Have a shared garden [ lawn, shady trees, garden beds]
Flat has some small furn items but not much . 2 dining chairs. Double bed frame. Small chest drawers. Tall bookshelf Can take these away.
Has * 2 bedrooms, main is private at back with built in robe. Bathroom with toilet in it, and space for wash machine. Newish kitchen with big counter top. Electric stove top. Small pantry. Air con to main bedroom and lounge.

Cathedral ceiling in main living area , with front sliding door which looks northwood away from my house. Light and bright, and views to garden.

WHAT I AM LOOKING FOR IN TENANTs

*Responsible and respectful and respects tenancy laws. For example if you damage something you pay . And keep place tidy and well kept.
* Friendly approachable. Caring kind person.
* I want a good landlord, tenant relationship but also like to be a bit friendly with my tenant. Thats the plus for me, as I live alone and enjoy the occasional chats with tenants, a friendly wave etc. Yet I respect your privacy.

* I like the idea of sharing 1 to 2 meals at a week, you cook one, I cook one. Its a bonus, no cooking that night, plus I enjoy the social contact.

Bills are shared 50% - electricity gas and water. Yet I MAY get a separate electricity meter in flat.

Garden -- You are expected to do a bit with the garden, ie sweep leaves on back paving. I do the rest. Also take bin out fortnightly

Bond is 4 weeks rent. Inspections every 3 mths, but if all comes up good, then every 6 mths.

6 mth leases. I would like you to stay 3- 7 days at first with no furniture, just your suitcase to see how it works, if we get on -- a trial.

References needed -- at least 1 from another rental, -- 2 from work, and 2 character ones. These will be checked. Must supply ID.

Animal loving -- ie when I go on holidays, which is about 2 weeks a year, I hope my tenant can look after dog , for small payment. Otherwise I will get him in a kennel.

MORE ABOUT MYSELF
I am a kind, gentle, caring , peaceful person, been. I like the beach in summer, bushwalking, singing, movies and walking my schnauzer, Roger.

LOCATION. My street is 1km from the beach, a 15 min walk or 1 min drive. Also 100m to bus stop, then a 10 min ride to train station, then 15 mins to the city. There are 2 shopping centres located 2 mins drive away. Primary School at bottom of street. Neighbours are quiet. A LARGE LOVELY Robin Park, about 200m walk .

** I am praying for a happy, peaceful tenant experience who is respectful with no problems with the tenancy. Last tenant didnt do bond or and some other expected things.
